PS: We don’t like to sell off of price but if you are a price buyer, then using Timber Ridge Home Designs is a no brainer! You are getting engineered software designed home plans, typically at $25,000+ service for $3,500 or $.75 a ft – whichever is higher.
Sure you might find someone working from his/her bedroom at fifty cents a foot but talk about apples and oranges. We know we are way below market on price for our quality; we just want to sell the quality and not the price.
The Basic Design Package includes Plot Plan, Roof Plan, Foundation Plan, Floor Plans and All Elevations in PDF format.
Basic Electrical, Plumbing & Landscaping Plans, Full 3D Color Renderings, Erosion and Drainage Plans, 3D Video Walkthroughs and Full Material Takeoffs are all available ala carte for minor additional fees.
The Basic Design Package includes up to 10 (Ten) free revisions and 1 (One) free re-draw to your plans.
Revisions can be done via email, phone, In-Person or Web-Meeting through Zoom. During In-Person or Web-Meetings, changes can be made live while you watch and discuss with the designer.
Additional revisions are just $150/ea. While our actual internal cost is a little higher but we want to fault on being fair. We would love to offer unlimited revisions, however we have found that if offered the occasional client would take advantage so we sadly had to assign a limit. If it’s helpful, it’s a rare client that uses even 10.
Yes! Your full CAD file is available upon request. It is a single-use plan but you, your sub-contractors and builder/construction consultant will find having access to the CAD extremely helpful.
Yes, on a universal general basis. While building codes can vary for each municipality, our plans are exclusively drawn using Chief Architect according to the International Residential Code (IRC).
No! While we can’t guarantee the individual building practices of all builders and framing contractors, our clients rarely have issues due to our use of engineered software versus being drawn free hand with CAD. Most designers just use CAD as it is quicker and easier, but what is gained in speed is usually lost equally in both artistry and accuracy - always beware of CAD only designs.
1 (One) Complete Re-Draw is included in the Basic Design Package. Additional Re-Draws can be had for an additional fee of $700/ea. A Design Re-Draw consists of more than 80% of the initial design changed.
Absolutely! While it depends on your building choices we know how to ‘value design’ when desired. We strongly encourage you to do a budget meeting with your builder/consultant and to do what builders call ‘red-lining’ plans and we will make changes accordingly. What good is a fancy home design that you can’t afford to build? We want all our clients to actually build their custom-designed home thus we do up to 10 free revisions!
Yes! We allow you to make one minor revision to stock plans, however no external walls can be moved. Two or more requested changes and it becomes a custom plan and will be priced accordingly.
